Private equity real estate investment firm Alpaca Real Estate (“ARE” or the “Firm”) today announced the final close of its inaugural vehicle, Alpaca Real Estate Fund (“Fund I” or the “Fund”) with approximately $223 million in total capital commitments, inclusive of co-investments closed to date of approximately $21 million.
The final close comes approximately 18 months after the Fund’s first close and reflects sustained institutional demand for ARE’s differentiated investment strategy and market leading AI-enabled technology stack. ARE combines a thematic real estate acquisition and development focus on infill industrial and high-density residential with a proprietary sourcing platform.
“The successful close of our debut fund amid a challenging fundraising environment is a testament to the strength of our seed portfolio, disciplined investment strategy, and our intelligently designed AI-centric data and analysis platform,” said Peter Weiss, Co-Founder and Managing Partner, Alpaca Real Estate.
ARE has established itself as a leader and pioneer at the intersection of artificial intelligence and real estate private equity, driven by a long-term commitment to building the team, infrastructure and systems architecture that now power its platform.
“Prioritizing a foundation of data integrity from inception, well before AI became a strategic imperative for the industry, has allowed us to overlay agentic AI across investment underwriting, portfolio monitoring, and asset management workflows to drive investment outcomes and investor transparency,” said Daniel Carr, Co-Founder and Managing Partner, Alpaca Real Estate.
The Fund attracted a diverse base of institutional investors, with robust participation from public pension plans, the RIA and wealth channel, foundations, family offices, and international investment managers.
GCM Grosvenor’s seeding platform helped support the launch of the Firm, bringing together a high-quality group of investors whose long-term perspective aligns with ARE’s vision for building a durable, technology-enabled real estate investment platform.
“The ARE platform offers LPs something that is difficult to replicate in the private equity space: a differentiated investment strategy, coupled with a full stack, AI-powered platform that effectively helps investors better assess and manage investment risk across target investments, which are underpinned by market fragmentation, distress and dislocation. The ARE team’s early commitment to building a cutting-edge technology platform to augment their core real estate expertise reflects the kind of forward-thinking approach that we believe creates durable competitive advantages for institutional investors,” said Ermias Nessibu, Executive Director at GCM Grosvenor.
ARE has established positions across three complementary strategies: infill industrial logistics, high-density multifamily townhomes, and multifamily preferred equity. The Firm is investing across Tier 1 markets in supply-constrained urban and suburban locations, with portfolio investments to date in Dallas, New York City, Nashville, and Atlanta. Repeat co-investment has been a consistent component of ARE transactions thus far, and the Firm anticipates total equity deployed across the Fund and co-investment vehicles to exceed $300 million over the investment period, resulting in close to $1 billion in real estate assets under management.
